PROJECT CONCRETE FLOOR RESTORATION SPECIAL PROVISIONS Issues Buildings Consulting Group, Inc. (BCG) was involved with the 2010 condition study of the Columbia Heights Maintenance Garage to determine the current condition of the Maintenance Garage Supported Slab. The results of the condition study indicated that widespread concrete repairs were required along concrete beam lines. Repairing the concrete slab and supporting members was recommended to maintain the condition of the maintenance garage as well as applying a new waterproofing membrane over the entire garage slab. Project Description The Columbia Heights Maintenance Facility was constructed in 1973 and consists of one structurally supported level. The total area of the structurally supported level measures approximately 210 feet by 110 feet. The **'"` supported level utilizes a mild steel reinforced cast -in -place concrete slab 1. .atr s t with mild steel reinforced concrete columns and beams. Ongoing maintenance has been performed in the past consisting of isolated t l concrete patching and applying an epoxy floor coating system. (u; f 2. OBJECTIVE OF CONCRETE FLOOR RESTORATION — SPECIAL PROVISIONS The City of Columbia Heights has requested engineering services to provide technical special provisions for concrete column, beam, and structural slab repair and floor coating, based on the 2010 condition study performed by Twin City Testing /Buildings Consulting Group. SCOPE OF SERVICES - SPECIAL PROVISIONS Our work scope will include the following for the maintenance garage: Special Provisions Based on the Request for Proposal, our services to be provided to prepare Preparation special provisions for concrete columns, beams and floor repair will include the following: • Identification of the repair areas. • Concrete removal methods and equipment. • Exposed reinforcing steel preparation or replacement. • Repair area preparation. • Concrete restoration procedures and materials. Special provisions for application of protective coating will include the following: • Floor preparation methods. • Crack routing and sealing. • Protective coating materials and application. The Bidding Phase work will include: • Assisting in the bidding process and addressing any questions as required. • Reviewing bids submitted and presenting the client with a recommendation for a contractor. Deliverables Deliverables will include: • A 90% draft of the Technical Documents, including plans, details, and technical specification sections, as needed, in an unbound condition for Client's review. • Once the Client completes review of the draft report and their concerns are addressed, one (1) hard copy and an electronic copy of the Specifications and Drawings will be provided to the Client. • It is our understanding the Technical Documents will then be incorporated into the City's front end Documents for bidding purposes. 4. THE PROJECT TEAM We will provide the Client a professional engineering team that has the experience and finesse to make your garage projects a success. The team we have assembled includes engineers and technicians, each of whom have been personally been involved with many similar renovation projects, which allows us to offer practical and cost effective solutions. Our design details and specifications are generated from the workable solutions in the field, and not something just copied out of textbooks.
