CERTIFICATE OF COMPLETION AND RELEASE OF FORFEITURE
WHEREAS, The Housing and Redevelopment Authority in and for the City of Colwnbia
Heights, Minnesota, a body politic and corporate, by a Deed recorded in the Office ofthe County
Recorder and the Registrar of Titles in and for the County of Anoka and State of Miunesota, as
Deed Document Numbers 580233, 581375 and 118551, 118855, respectively, has conveyed to
Terry Evanson, its successors and assigns, the following described land in the County of Anoka
and State of Minnesota, to-wit:
Legal Descrintion:
Property is described on attached Exhibit A
and
WHEREAS, said Deed contained certain covenants and restrictions, the breach of which
by Grantee, his heirs and assigns, could result in a forfeiture and right of re-entry by Grantor, its
successors and assigns, said covenants and restrictions being set forth in Sections 1, 2 and 3 of
said Deed; and
WHEREAS, said Grantee has to the present date performed said covenants and
conditions insofm as he is able in a manner deemed sufficient by the Grantor to permit the
execution and recording of this certification;
NOW, THEREFORE, this is to certify that all building construction and other physical
improvements specified to be done and made by purchaser of the area have been completed and
all of the above covenants and conditions in said Deed have been duly and fully performed by
the Grantee therein and that the provisions for forfeiture of title and right to re-entry for breach
of condition subsequent by the Grantor therein is hereby released absolutely and forever insofar
as it applies to the land described herein, and the County Recorder and the Registrar of Titles in
and for the County of Anoka and State of Minnesota are hereby authorized to accept for
recording and to record, the filing of this instrument, to be a conclusive determination of the
satisfactory termination of the covenants mId conditions of the contract referred to in said Deed,
the breach of which would result in a forfeiture mId right of re-entry, but the covenants created
by Sections 3(c) and 3(d) of said Deed shall remain in full force and effect.
