QUIT CLAIM DEED
KNOW ALL MEN BY THESE PRESENTS:
THAT THE HOUSING AND REDEVELOPMENT AUTHORITY IN AND FOR THE
CITY OF COLUMBIA HEIGHTS, a public body corporate and politic under the laws
of Minnesota (hereinafter with its successors and assigns called "Grantor"), in
consideration of ten dollars ($10.00) in hand paid and other good and valuable
consideration does hereby grant, bargain, sell, convey and quitclaim unto Mobilla,
Ltd., a Delaware corporation ("Grantee") all of its right, title and interest in and
to that certain tract of real property situate in the County of Anoka, State of
Minnesota, and legally described on ExWbit A attached hereto and made a part
hereof (the "Property"),
TOGETHER WITH, all and singular the improvements thereon and the
tenements, hereditaments and appurtenances thereunto belonging or in anywise
appertaining forever,
AND TOGETHER WITH, all of Grantor's entire estate and interest in and to the
equipment and fixtures and building materials and supplies owned by the Grantor
now or hereafter attached to or installed witWn or used or usable in connection with
the Property,
TO HAVE AND TO HOLD said described property and said appurtenances,
tenements and hereditaments thereto belonging unto the Grantee and its successors
and assigns forever.
THE GRANTOR covenants and represents that tWs Deed conveys after-
acquired title.
THE GRANTOR acknowledges and agrees that the conveyance in this Quit
Claim Deed to Grantee of all Grantor's right, title and interest in and to the Property
is an absolute conveyance, in fact, as well as in form, and is not intended to be an
equitable conversion, mortgage, trust conveyance, deed of trust or security
instrument of any kind, that the consideration for such conveyance is adequate and
exactly as recited herein; and that Grantor has no further interest (including rights
of redemption) or claims in and to the Property or to the proceeds and profits which
may be derived therefrom. .
