AlA'" . @1987 THE AMERICAN INSTITUTE OF ARCHITECTS. 1735 NEW YORK AVENUE, N.W., WASHINGTON, D,C, 20006 A101-1987 1 ARTICLE 1 THE CONTRACT DOCUMENTS The Contract Documents consist of this Agreement, Conditions of the Contract (General, Supplementary and other Conditions), Drawings, Specifications, addenda issued prior to execution of this Agreement, other documents listed in this Agreement and Modifications issued after execution of this Agreement; these form the Contract, and are as fully a part of the Contract as if attached to this Agreement or repeated herein. The Contract represents the entire and integrated agreement between the parties hereto and supersedes prior negotiations, representations or agreements, either \vritten or oral. An enumeration of the Contr.{ct Documents, other than Modifications, appears in Article 9. ARTICLE 2 THE WORK OF THIS CONTRACT The Contractor shall execute the entire Work described in the Contract Documents, except to the extent specifically indicated in the Contract Documents to be the responsibility of others, or as follows: The Owner may utilize the services of its own vendors during the course of this project including, but not limited to: organizations that furnish and install furniture~ voice/data, security and vehicle maintenance equipment. ARTICLE 3 DA TE OF COMMENCEMENT AND SUBSTANTIAL COMPLETION 3.1 The date of commencement is the date from which the Contract Time of Paragraph 3.2 is measured, and shall be the date of this Agreement, as first written above, unless a different date is stated below or provision is made for the date to be fixed in a notice to proceed issued by the Owner. The schedule of values shall allocate the entire Contract Sum among the various portions of the Work and be prepared in such form and supported by such data to substantiate its accur;l(.:y:ts the Architect may require. This schedule, unless objected to by the Architect, shall be used <IS a basis for reviewing the Contrdctor's Applications for P"J.yment. 5.5 Applications for Payment shall indicate the percentage of completion of each portion of the Work as of the end of the period covered by the AppliC:ttion for Payment. 5.6 Subject to the provisions of the Contract Documents, the amount of each progress p:Jyment shall be computed as follows: 5.6.1. Take that portion of the ContrJ.ct Sum properly allocable to completed Work as determined by multiplying the percentage completion of each portion of the Work by the share of the total Contract Sum :tUocated to that portion of the Work in the schedule of nlues, less retainage of ------------------- Five -----------------------:-------- percent ( ---- 5 --- %). Proposals shall be submitted in duplicate on the Bid Form furnished in the Project Manual with the Bidder's signature in longhand. Telephone, proposals, fax proposals or modifications will NOT be considered. Contract Documents including the Bid Form are available from: Buetow & Associates, Inc. 2345 Rice Street, Suite 210 Minneapolis, MN 55113 (651) 483-6701 Requests for copies of the Contract Documents shall only be directed to the office of the Architect. A one hundred dollar ($100.00) refundable deposit for each set of the Contract Documents is required (deposits must include Bidder's telephone and fax numbers). Up to two (2) sets may be requested and by General Contractors only. Requests for sets of Contract Documents must be received on or before Tuesday August 30,2005. After that date, no further sets will be reproduced for bidding purposes. There will be no issuance of partial bid documents. Deposits will be returned upon receipt of both a bona fide bid and return of the Contract Documents to the Architect in good, reusable condition within ten (10) days immediately following the date of the Bid Opening. Bidders are encouraged to procure sets of the Contract Documents in person and directly from the office of the Architect. If a Bidder requests the Contract Documents to be delivered by U.S. Mail, it will be necessary to include a separate, non-refundable payment in the amount of thirty dollars ($30.00) per set as reimbursement for handling and delivery costs. Each such deposit and payment shall be written as payable to "Buetow & Associates, Inc.". An exposed Precast concrete ceiling is shown in the Construction Documents. In retrospect, I don't think that is as good an installation as the lath and plaster. I will send the breakdown by FAX. The conditions of the Contract (General, Supplementary and other Conditions) and the General Requirements (sections of Division 1) are hereby made part of this Section. 1.02 SCOPE A. The work of this section includes all labor, materials, equipment and accessories necessary to furnish and install the exterior and interior cement plaster systems indicated on the Drawings. B. Exterior soffits at Elevator/Entry Addition under Alternate Number 1. e. Interior ceilings in shower rooms. 1.03 REFERENCES A. Comply with AS1M standards (latest editions) as follows: 1. AS1M C926 "Application of Portland Cement-Based Plaster". 2. AS1M C1063 "Installation of Lathing and Furring for Portland Cement-Based Plaster". 1.04 SITE CONDITIONS A. Comply with requirements of referenced plaster application standards and recommendations of plaster manufacturer for environmental conditions before, during and after plaster application. B. Cold Weather Requirements: Provide heat and protection, temporary or permanent, as required to protect each coat of plaster from freezing ror at least 24 hours after application. Distribute heat uniformly to prevent concentration of heat on plaster near heat sources; provide deflection or protective screens. e. Warm Weather Requirements: Protect plaster against uneven and excessive evaporation and from strong flows of dry air, both natural and artificial. Apply and cure plaster as required by climatic and job conditions to prevent dry out during cure period. Provide suitable coverings, moist curing, barriers to deflect sunlight and wind, or combinations of these, as required. 105. PRODUCT DELIVERY, STORAGE AND HAr.mLING A. Deliver materials in original packages, containers or bundIes, labeled with manufacturer's name, product brand name and lot number. B. Store materials inside, under cover, and dry, protected from weather, direct sunlight, surface contamination, aging, corrosion, and damage form construction traffic and other causes. PART 2. PRODUCTS 2.01 FRAMING AND METAL LATHING MATERIALS A. Studs and FlL.'Ting Channels: Cold rolled steel channels conforming to ASTM C841. Studs and Channels shall be coated with rust inhibitive paint after forming. B. Metal Lath: Flat or self-furring, galvanized, expanded metal lath conforming to ASTM C847 for material, type and configuration. 09220 - i Cement Plaster Stucco 'P\~ C. Accessories and Fasteners: Manufactured by Alabama, Fry Reglet, Keene, Gold Bond or USG, unless otherwise specified. Comply with material provisions of ASTM C 1063. 2.02 PLASTERMATERlALS A. Portland Cement: ASTM CISO. Cement for job-mixed finish coat shall be rron-staining, white portland cement. B. Masonry Cement: ASTM C91. C. Sand: ASTM C897. D. Synthetic Fibers: 1-112" long arrd free of contaminates. Fiberglass fibers shall be alkaline resistant. E. Water: Clean potable and free of deleterious amounts of acids, alkalies and organic materials. F. Acrylic Additive: -Thoro Systems Products ACRYL 60. G. Lime: ASTM C206. 2.03 STUCCO MIXES A. Scratch Coat: 1 part portland cement, I part masonry cement and not less than 5 nor more tharr 8 parts damp, loose sand by volume. Add synthetic fiber at the rate of 1 pound per sack of cement. B.' Brown Coat: 1 part portland cement, 1 part masonry cement and not less than 6 nor more than 10 parts damp, loose sand by volume. Use the same or greater proportions of sand as used in the scratch coat. Add synthetic fiber at the rate of 1 pound per sack of cement. C. Finish Coat: Finish coat may be either a factory prepared fmish coat mixed strictly according to the manufacturer's instructions or a job-mixed finish coat mixed in the proportiorrs of 1 part white portland cement, 3/4 to 1-1/2 parts hydrated lime, by volume and sand at the rate of 3 times the volume of cement and lime used. D. Mixing: Mix stucco and portlarrd cement plaster using a solution composed of not less tharr 1 part acrylic additive to 3 parts water. Accurately measure materials by volume. Use a power mixer. Mix cement, masonry cement arrd sand to a uniform color before adding water. Mix for at least 2 minutes after adding water. Thoroughly clean mixer after discharging each batch. Apply stucco within 2-1/2 hours after initial mixing. Material may be retempered once by remixing with water. PART 3. EXECUTION 3.01 PREPARATION A. Clean plaster based and substrates for direct application of plaster, removing loose material and substances that may impair the Work. Protect adjacent surfaces by covering with protective materials before commencing work. 3.02 LATHING A. Install metal lath for the applications where plaster base coats are required. Provide appropriate type, configuration and weight of metal lath that comply with ASTM lathing installation standards. 3.03 APPLICATION OF PLASTER A. Apply plaster materials, composition, and mixes in accordance with ASTM C926. B. Do not use materials that are frozerr, caked, lumpy, dirty or contaminated by foreign materials. C. Do not use excessive water in mixing and applying plaster materials. D. Flat Surface Tolerances: Do not deviate more than plus' or minus 1/8 inch in 10 feet from a true plane in finished plaster surfaces, as measured by a 10-foot straightedge placed at any location on the surface. 09220 - 2 Cement Plaster Stucco ~ E. Sequence plaster application with installation and protection of other work so that neither will be damaged by installation of the other. F. Comers: Make internal corners and angles square; finish external corners flush with cornerbeads on interior work, square and true with plaster faces on exterior work. G. Apply three coats of plaster over the metal lath. H. Finish Coats: 1. Float Finish: Apply finish coat to a minimum thickness of 1/8 inch to completely cover the base coat, uniformly floated to a true even plane with fine-textured finish matching Architect's sample 2. Prepared Finish: Apply stucco finish coats, acrylic-based coats, and other factory-prepared finish coats according to manufacturer's written instructions. I. Moisture-cure plaster base and finish coats to comply with ASTM C926, including written instructions for time between coats and curing in "Annex A2 Design Considerations". 3.04 CLEANlNG AND PROTECTING A. Remove temporary covering and other provisions made to minimize spattering of plaster on other work. Promptly remove plaster from door frames, windows, and other surfaces not to be plastered. Repair surfaces stained, marred or otherwise damaged during plastering work. "'When plastering work is completed, remove unused materials, containers equipment and plaster debris. B. Provide final protection and maintain conditions, in a manner acceptable to manufacturer an installer, that ensure plaster work is without damage or deterioration at the time of Substantial Completion.
