Special Meeting
Board of Review
June ll, 1973
The meeting was called to order at 7:10 p.m.
Heintz, Connor, Nawrocki - all present.
Roll Call:
Land, Norberg,
Motion by Norberg, seconded by Land that Janet Withers be named
Secretary Pro Tem for the balance of the Board of Review meeting.
Roll Call - All Ayes.
Mayor Nawro~i reported this meeting was a continuation of the Board
of Review meeting held on May 30th. A further check and report on the
properties in question was made by City Assessor Larson and
County Assessor Schwartz, as follows:
4154 - 6th Street N.E. 33365 - 3334, Thomas Sherohman. Mr. Larson
reviewed this property and recommended the valuation be reduced to
$23,300 instead of the original $25,100.
2114 Forest Drive, 32685 20, Raymond Haider. This property was
reviewed and it was noted there was a clerical error made in 1972
resulting in $1,000 less value than should have been, so this was
corrected in 1973; there was a considerable amount of dampness in
the basement which would allow for a $1,000 reduction in the value.
3813 Quincy Street, 33365 - 6970, Julius Hendrickson. This property
was inspected and Mr. Larson recommended a reduction to $16,400 from
the proposed $18,000.
3938 Main Street, 33365-5980.,. Michael Mollay. Mr. Larson said
this property was inspected and was found the property had suffered
a great deal since the last inspection in 1967. The recommendation
was to lower the value to $10,200 instead of $18,000.
1651 - 37th Avenue N.E., 33087 - 1030, Warren Trudeau. This property
was again reviewed and since the new owner purchased the property for
$24,000, it was recommended a reduction to $27,900 from $32,200 would
be in order.
Motion by Heintz, seconded by Norberg that based on the recommendation
of the City Assessor and County Assessor, the adjustments on the
above properties be granted. Roll Call - All A~s.
Zayres, Shoppers City, 34408 - 20.
Za~res was present.
Mr. Sanders, representing
County Assessor Schwartz said at the last meeting information relating
to the property such as an income statement and balance sheet was
requested and received. This verified information relative to the cost
of the land, the building, and the amount of the mortgage. He reviewed
the calculations and supported the valuation as of record and recommended
no reduction be made.

City Assessor Larson concurred with Schwartz and said he felt
this was in line with other prq~erty in the City and with K-Hart.
He said they have to be kept somewhat equal ized.
Hr. Sanders maintained that commercial property owned for investment
purposes is worth only as its income sales to the orooerty. He
feels it is worth no more than the rate of return.
Mr. Schwartz indicated this was taken into consideration.
Motion by Heintz, seco rded by Land that no change be made in the valuat
of the Zayres property. Roll Ca]]: Land, Hebtz, Cannot, Nawrocki -
Ayes. Norberg - Nay.
