BEING AN ORDINANCE AMENDING ORDINANCE NO. 462
BEING AN ORDINANCE FOR THE PURPOSE OF PROMOTING
HEALTH, SAFETY, ORDER, CONVENIENCE, AND GENERAL
WELFARE BY REGULATING THE USE OF LAND, THE
LOCATION, AND THE USE OF BUILDINGS, AND THE
ARRANGEMENT OF BUILDING LOTS, AND THE DENSITY
OF POPULATION IN THE CITY OF COLUMBIA HEIGHTS.
THE CITY OF COLUMBIA HEIGHTS DOES ORDAIN:
Section 1. That Section 8.7 which reads as follows:
MINIMUM FLOOR AREA REQUIRED. Any dwelling, except
any in a dwelling group, shall have a first floor
area of not less than 720 square feet for a one-story
building and not less than 780 square feet for a
building of one and one-half stories or more.
shall be amended to read as follows:
R-i, Single family dwellings
Each single family dwelling shall contain the
following minimum floor area:
(a) One story dwellings containing:
2 or 3 bedrooms 1120 sq. ft.
More than 3 bedrooms 120 sq.ft, addl. for each
additional bedroom.
(b) One and one-half story dwellings containing:
2 bedrooms 1020 sq. ft.on the 1st floor
More than 2 bedrooms 120 sq. ft. addl.for ea¢~
bedroom.
(c) Two story dwellings containing:
3 bedrooms or less
More than 3 bedrooms
800 sq. ft. on the 1st floor
120 sq.ft, addl. for each
bedroom.
(d) Split level designs containing:
3 bedrooms or less
More than 3 bedrooms
R-2 Dwellings
1020 sq. ft.of living area
in the upper two levels.
120 sq. ft.addl, for each.
bedroom.
Each dwelling shall contain the following minimum floor
area:
(a) One Story dwellings containing:
1 or 2 bedrooms
More than 2 bedrooms
900 sq. ft.
120 sq. ft.addl.for each
bedroom
Obe and 'one-half story dwellings containing:
1 or 2 bedrooms 768 sq. ft. on first floor
More than 2 bedrooms 120 sq. ft. add!. for each bedroom

Two story dwellings containing:
3 bedrooms or less 768 sq. ft. on first floor
More than 3 bedrooms 120 sq. ft.addl, for each bedroom
(d)
Duplexes or double bungalows containing:
2 bedrooms per unit 750 sq. ft.per unit on first floor
More than 2 bedrooms 120 sq. ft. addl. for each fedroom

R-3, R-4 & R-C Multiple Dwellinq.s
Living units in buildings containing two or more units
shall have the following minimum floor areas per unit:
Efficiency apartments 400 sq.ft.
One Bedroom apartments 600 sq. ft.
Two bedroom apartments 720 sq. ft.
More than 2 bedroom apartments 120 sq.ft, addl. for each
Bedroom
The minimum areas specified above for multiple unit bui~Ldings
shall not include areas occupied by stairs, hallways, entry-
ways, and utility rooms. Closet space in excess of 15% of
above minimum floor areas shall not be included. No mu!t-
iple dwelling shall have efficiency units in excess of 20%
of the total number of units in said building.
Nothing in this ordinance shall preclude the construction
of single or two-family dwellings in R-3, R-4 and R-C Zones,
except however, the provisions contained herein relating to
R-2 zones shall apply to such single and two-family dwellings
constructed in R-3, R-4 and R-C Zones.
Section 2.
That the Uniform Building Code in respect to construction
materials be amended as follows:
Each multiple dwelling shall be constructed of brick or
stone or a combination thereof.
All buildings over 18 feet high from ground level and all
apartment buildings of 6 or more units shall have at les~st
one fire tower.
Ail commercial buildings and multiple dwellings of four or
more units shall have a stamp of approval by a Minnesota
Registered Engineer or Architect.
Section 3.
This ordinance shall take effect and be in force from and
after thirty (30) days after its passage.
