The purpose of our services will be to perform a condition study of the Parking ramps, referenced above and to. pro¥ide general repair recommendations, as required. ~ .... 8 ' SCOPE OF SERVICES A visual condition study of the supported levels in both parking ramps will be performed. Visible structural elements will be observed. The intent of our observations will be to identify any structural concerns and maintenance items. The following items will be observed: Sides of interior and exterior columns. Sides of beams and column heads. Visible interior concrete foundation wails. Column/slab connections. Interior concrete curbs. Expansion joints, sealed control joints and previously sealed cracks. Existing deck sealer condition Surface drainage. Review of past repair and preventative maintenance work with the Owner's representative. Concrete sounding (i.e. chain dragging or tapping) will be performed to identify delaminated concrete along the topside and underside of the slabs and along beams and columns. This testing will measure the level of chloride ion present in the slab. We propose to obtain samples at 3 locations per ramp. Two dust samples will be taken at each sampling location for a total of 12 dust samples Actual laboratory testing will be performed by a sub-consultant to Clark. 4. A report will be prepared that will describe and illustrate the observed conditions and recommended repairs. PERSONNEL The staffwe have considered for your project are: Kurt A. Berglund, P.E. Project Manager Licensed Professional Engineer Mike Wagner, EIT Structural Engineer FEES The hourly rates of the staffwe have considered for your project are: Project Manager ................................................................................ $100.00/hour Structural Engineer ............................................................................. $ 67.50/hour Our total lump sum fee for this project, based on the above work scope, is $3,000.00. A breakdown of the cost by parking ramp is as follows: ColUmbia Heights BUsiness. Center. ....... ....:'. .......... : .......................... $1,500.00 Columbia Park Clinic Building ......................................................... $1,500.00 The chloride ion testing cost per ramp is $600.00 and is included in the above lump sum amounts. CONDITIONS The original Structural drawings of the parking ramps will be provided by others for our use, if requested. If unanticipated conditions are encountered that may require additional time, we will discuss changes in our work scope with you prior to proceeding. Payment is due within thirty (30) days, or a one (1) percent monthly service charge will be assessed. This work scope does not include preparation of restoration documents for use in bidding and completing any repair work. 5. The following items are not included in our work scope: Preparation of a 15 year maintenance program. Lighting fixtures. Printing graphics. Exterior sidewalks. Hardware condition.
